I have installed my own JIRA Software, and trying to set up perfect workflow for my project. The problem is that I don't see conditions, triggers, a validator for transitions. I can see Properties only. What's going on? How to switch on needed options?
Ok if triggers appear only if connected to git system. But what about others?
If one is using Jira Cloud, the triggers, conditions, validators, and post functions don't appear while using the new editor (which I actually like). I had to switch to the old workflow editor and then I could see those options when I clicked on a transition.

The link you placed on the properties is from a Cloud JIRA instance, however, you mentioned that you have installed my own JIRA Software. Could you please confirm if you are using a JIRA Server or Cloud instance?
Additionally, can you please send a screenshot of your workflow displaying what you get when you click on a transition?
To add Validators, Conditions and Post functions to a Workflow transition, you must first click to Edit your workflow - The advanced options are not allowed on the view display.
Better explaining:
- Navigate to JIRA Settings > Issues > Workflows
- Find your workflow and click to edit it
- On Diagram view, click on the transitions you would like to add validators, post functions or conditions and a panel should open with these options:

I'm using Jira SD Cloud on a paid license and I can't see most of those, particularly I need Validators to setup a Workflow and it just doesn't exist.

NVM I realized when I looked at your screenshot vs. mine I was actually clicking on the status name, rather than the line/arrow for the Transition.
It would be very helpful if this was clarified in the Jira documentation.

Thank you for your feedback, however, it is pointed in the documentation that those advanced options (Validators, conditions, post functions, etc) are related to transitions, not statuses:

Anyway, we can always mislead some information in Jira documentation since it's a complex application with several details.

I understand it's mentioned, however it's not obvious that "transition" means the little line with an arrow.
A screenshot would have been quite helpful.
